A Sydney-based fund is offering home ownership hope to essential workers by doubling their borrowing power, via a model that proves doing good pays off for everyone.

HOPE Housing Fund Management has created a model where investors can co-invest in residential property alongside essential worker owner-occupiers such as paramedics, police officers, nurses and firefighters. 

The not-for-profit fund manager becomes a silent partner to essential service workers by providing shared equity for their home purchase. When the home is sold, the fund receives a proportional share of the sales proceeds, which is then returned to investors.

Investors benefit from a well-diversified and socially responsible investment to access the strong returns of the Australian property market, all with measurable impact. 

Measurable Impact

HOPE’s social impact is measured using established models and actual homeowner data. Its impact reporting focuses on the effect homeownership has on several critical areas, including:

  • Enhancing physical and mental wellbeing.
  • Reducing commute times and increasing family time.
  • Improving workplace productivity.
  • Retaining trained essential workers.
  • Making the cost of housing more affordable.

HOPE has developed a social return methodology in partnership with industry experts, including The Centre for Social Impact and Think Impact. By quantifying the monetary value of its social impact, the fund is empowered to make better decisions and maximise outcomes for essential workers and our communities.

In the 12 months to December 2023 the Fund delivered a social return of 13.5% p.a. The social return on investment is determined by HOPE and is assessed by surveying HOPE homeowners and applying proxies, sourced from domestic and international academic studies, to calculate value creation using a methodology that adheres to Social Value International’s principles of social valuation.

How to Invest in the HOPE Housing Fund

HOPE’s partners include Super Funds, Family Office Investors and philanthropic organisations, who are looking to make a meaningful impact and achieve a measurable social return. 

Investment in the HOPE Housing Fund aims to deliver a commercial return and solid impact underpinned by Australian real estate assets.

Returns are driven by capital growth exposure to a portfolio of vetted residential property assets. Long term value drivers in the residential property asset class include constrained housing supply, affordability challenges, concentrated urbanisation and a growing population.

The fund is open to Wholesale or Sophisticated investors and has a minimum investment of $100,000.
